a. One access opening to the shoreline no greater than twenty (20) feet wide <br />is allowed on both Lot 1 and Lot 2. <br />b. The vegetated buffer zone shall be maintained in accordance with the <br />recorded Shoreline Buffer Declaration and Maintenance Plan. <br />c. A Shoreline Buffer Declaration shall be recorded against Lot 1 and Lot 2, <br />Block 1, Poehling Addition. <br />3. The existing house on Lot 1 and the new house on Lot 2 are required to connect to <br />municipal water and sanitary service upon availability. <br />4. The existing septic system and private well on Lot 1 shall be properly removed, <br />sealed and approved by the City prior to the issuance of a single family home <br />building permit on Lot 2. <br />5. Lot 1 and Lot 2 will have limited ability to construct accessory structures, decks <br />or additions due to the required OHWL setback and floodplain requirements. <br />6. The applicant shall obtain a FEMA LOMR-F to revise the floodplain map. <br />7. Resolution No. 19-144 approving the lot area variance and Resolution No. 19-145 <br />approving the street setback variance shall be recorded against both parcels. <br />The following items shall be addressed: <br />1. Any comments from the City Engineer letter dated July 1, 2020 shall be <br />addressed. <br />2. Any comments from the Environmental Coordinator letter dated June 23, 2020 <br />shall be addressed. <br />3. The Development Agreement shall be approved by the City Council, executed <br />and recorded against the property. <br />a. Securities and fees shall be paid. <br />4. A copy of the recorded Shoreline Buffer Declaration shall be provided to the City. <br />5. Copies of the recorded variance resolutions shall be provided to the City. <br />6. A future deck shall be shown on the plans and be included in the floodplain <br />mitigation. <br />7. Sheet 2, Preliminary Plat: <br />a. The OHWL shall be labeled. <br />b. The OHWL and Water Elevation data shall be included. Similar to Sheet <br />1, Certificate of Survey. <br />8. Sheet 6, Landscape Plan: <br />a. The lots and block shall be labeled. <br />b.
