wsb
Memorandum
To: Katie Larsen, City Planner
From: Diane Hankee, City Engineer
Date: July 1, 2020
Re: Poehling Addition Final Plat Submittal
WSB and Associates, Inc. has reviewed the Preliminary Plat for Poehling Addition in Lino Lakes, MN
prepared by E.G. Rud and Sons, Inc., received on July 3, 2019. The following documents were reviewed:
• Poehling Addition Certificate of Survey, Preliminary Plat, Preliminary Grading and Drainage, Utility
plan, CLOMR-F Exhibit dated May 29, 2020
• Site Drainage Narrative dated May 29, 2020
• Revised Grading and Drainage Plan dated June 25, 2020
Geotechnical Exploration Report prepared by ITCO Allied Engineering Company dated June 19,
0
0 2019
c
w Engineering
m
0
General
The Poehling Subdivision is located at 6790 West Shadow Lake Drive. The applicant is proposing to
CO subdivide the property and keep the existing home on one of the lots. This subdivision is subsequent to
00 the West Shadow Lake Drive reconstruction project and re -zoning to R1-X where municipal sewer and
N water were extended to serve the site. The property is located along Reshanau Lake and within the
Shoreland Management District. The property has existing wetlands and floodplain on site. Reshanau
Lake has an ordinary high water elevation of 883.7 and a base flood elevation of 887.0.
Comments
z 2. L)
J
Q
a
z
Site Grading
CO To build on the proposed subdivided lot, the applicant is proposing to bring in fill. The fill is required to
meet the low floor elevation above the floodplain
0
0
N Comments:
w
H
• Stormwater Management
W New impervious area from the site is all routed to the east towards Reshanau Lake. The new
impervious surface is less than 10,000 square feet, and all runoff from new impervious will run over a
U) pervious surface prior to leaving the site, therefore no water quality treatment will be required as a result
F of the additional impervious surface from the single-family residential development.
w
00 Comments:
1.
