The existing home shall be served by an existing 8" <br />HDPE municipal water system located within the West Shadow Lake Drive right of way. The well may <br />remain for irrigation purposes only, provided it meets setbacks. The existing home was provided a 1- <br />inch copper water service stub for connection. The proposed home will be served by a 1-inch copper <br />water service. <br />• Sanitary Sewer <br />The existing home is served by an Individual Septic Treatment System (ISTS). The ISTS shall be <br />properly abandon. The existing home and proposed home shall be served by an existing low pressure <br />3" HDPE municipal sanitary sewer system located within the West Shadow Lake Drive right of way. The <br />existing and proposed home are to be connected to the sanitary sewer system with 1.25-inch PE sewer <br />services. Each home will require individual grinder pumps be installed. <br />• Transportation <br />West Shadow Lake Drive is local residential street that can support the additional traffic of this <br />subdivision. <br />• Wetlands and Mitigation Plan <br />The wetland review is being completed by the City's Environmental Coordinator. RCWD has determined <br />that it is not in a WMC. There are no proposed impacts to the wetlands as a part of this project. <br />Adequate protection of the wetland is shown on the erosion control plan sheet and should be <br />implemented prior to construction to ensure the wetland is not impacted. <br />• Floodplain <br />The applicant is proposing 110 cubic yards of floodplain fill and on site mitigation. This mitigation <br />amount is being revised to meet the 15 foot elevation requirement. They are proposing the creation of a <br />basin in the rear yard near the lake. The applicant has drafted a CLOMR - F application, for community <br />acknowledgement and to be submitted to FEMA. <br />Comments: <br />1. The applicant shall obtain an approved CLOMR-F from FEMA, prior to grading or final plat <br />approval, whichever comes first. <br />2. Prior to the issuance of Building Permits, a record plan of the site grading shall be submitted <br />for a CLOMR-F compliance review. <br />3.
