City of Lino Lakes - Zoning Ordinance <br />is <br />E. Lot Size Credits and Exceptions. The minimum lot size standards established <br />herein may be reduced where a development offers some extraordinary site or <br />design improvements. The following summarizes credits to density and lot size <br />requirements which will be allowed. <br />1. Underground Parking. The total required minimum land area for <br />any specific type or size of multiple dwelling may be decreased by three <br />hundred (300) square feet per dwelling unit for each parking space that is <br />provided under the principal use structure, or in some other manner <br />underground, which will thereby permit use of the grade level outside the <br />building, or above such underground space, for other building, parking, <br />open yard or recreation space. <br />2. Open Space. The total minimum land area for any specific size or <br />type of multiple dwelling may be decreased by one hundred (100) square <br />feet- per unit where- thirty-five (35) percent of the entire site area is <br />reserved in one area for recreation space including swimming pool, tennis <br />court, hard surface or other play area, or for open land, usable for active <br />recreation. <br />F. Height Regulations. No multiple family dwelling in the R-3 District shall exceed <br />the height of thirty-six (36) feet from grade level measured from front or side of <br />such building. <br />G. Sanitary Sewer. No two family, townhome, quadraminium, or multiple dwelling <br />shall be permitted unless served by sanitary sewer and water. <br />H. Permitted Uses. In the R-3 District, no building or land shall be used and no <br />building shall be erected, converted or structurally altered unless otherwise <br />provided herein, except for one or more of the following uses: <br />1. Two family dwellings. <br />2. Townhomes and quadraminiums. <br />3. Multiple dwellings containing eight (8) units or less. <br />4. Public parks. <br />5. Day care nurseries (sixteen (16) or fewer persons). <br />6. State licensed residential care facility serving sixteen (16) or fewer <br />is <br />persons. <br />G-18 <br />
