Ms. Katie Larsen <br />01/07/2020 <br />Page 3 <br />Watermark 4th Addition Engineering Review <br />The proposed water system extension is consistent with preliminary plat. The development <br />is being served by either 16- inch, 12- inch, or 8- inch diameter ductile iron pipe (DIP) water <br />main and 1-inch Type K copper services extended to each lot. <br /> <br />Comments: <br />1. The applicant shall space all fire hydrants at a maximum distance of 400 <br />feet. <br />2. The applicant shall install temporary hydrants at dead ends. <br />3. The Utility Plans currently show 5 feet of separation between the steel <br />casing and the bridge bottom (sheet 4). This will be reviewed again once <br />bridge plans are submitted. <br />4. Applicant to update the plan view note for the watermain crossing 20th Ave <br />(CSAH 54) on sheet 4. The plan view states that the pipe is 12” DIP being <br />directionally drilled, while the profile view says 12” fused PVC. The City will <br />allow 12” DIP watermain in a casing to be installed by open cut if <br />construction is performed when the road is closed for city storm sewer <br />installation. <br />5. Applicant to show insulation over pipe where 7.5’ minimum cover cannot be <br />reached (see ditch section on sheet 4). <br />6. The well in Outlot D needs to be abandoned and documentation must be <br />provided to the building official. <br />7. Applicant to show a future 16” gate valve along the water main that extends <br />through Outlot C (see sheet 7). <br />8. Applicant to show a future 12” gate valve at the north end of the water main <br />along Forest Lane (see sheet 8) and shall remove the gate valve at station <br />3+55. <br />9. Applicant to move the gate valve on the 12” line at station 3+65 (Forest Ln <br />alignment) to the 8” line near station 5+85 (Watermark Way alignment) (see <br />comments on sheet 8). <br />10. Applicant to add a gate valve on the east side of 20th Avenue (CSAH 54) at <br />Watermark Way. <br /> <br />• Sanitary Sewer <br /> <br />The proposed sanitary sewer is consistent with the preliminary plat. The development is <br />being served by 8- inch, 10- inch, and 15- inch diameter poly-vinyl chloride (PVC) pipe <br />along with 4-inch diameter Schedule 40 PVC service pipe to each lot. <br /> <br />Staff does not have any comments at this time. <br /> <br />• Transportation <br /> <br />The proposed roadways are consistent with the preliminary plat. The work in this addition <br />includes extending Crane Drive, Watermark Way, and Forest Lane. Crane Drive, Forest <br />Lane, and Watermark Way are proposed to be 32’ wide from back-of -curb to back-of -curb. <br />The applicant is proposing to add a designated right turn lane to Watermark Way from <br />northbound 20th Avenue (CSAH 54). The applicant is also proposing to add a bypass lane <br />for southbound traffic on 20th Avenue (CSAH 54). The proposed entrance to the <br />development will include a bridge over Lake 10 and a roundabout at the intersection of <br />Watermark Way and Forest Lane.
