Revise median at Watermark Way and 20th Avenue (CSAH 54) to <br />incorporate both right and left turn lanes. <br />3. Add a center left turn lane on 20th Avenue (CSAH 54) that can <br />accommodate future development to the west. <br />4. Make sure pavement section for 20th Avenue (CSAH 54) matches the <br />existing through lane section. <br />5. Add crosswalk markings to the crossing at Watermark Way and 20th Avenue <br />(CSAH 54). <br />6. Update the stop sign on Watermark Way at 20th Avenue (CSAH 54) to be a <br />36”x36” stop sign and update sign B (on turn lane plans) to be a “RIGHT <br />LANE MUST TURN RIGHT” R3-7R sign. <br />7. Anoka County to review turn lane layout on 20th Avenue (CSAH 54) prior to <br />final plat approval. <br />8. The turn lane cross sections show the ditch and floodplain being filled. The <br />applicant shall review and adjust. The cross sections should be shown <br />approximately 20 feet beyond the right of way to show trail drainage. <br />9. Roundabout Comments <br />i. Should provide the following checks: <br />1. Fast Path <br />2. Truck Turning <br />3. Sight Distance (this will help determine location of <br />plantings (any areas within a sight distance triangle shall <br />be limited to under 2’ in height) <br />ii. Sheet 23: Instead of S524, the curb used should be the R424. <br />iii. Sheet 23: Staff recommends tipping the gutter of the R424 and <br />B612 in and placing catch basins in those locations. This prevents <br />melting and refreezing in the spring. Many agencies do not tip the <br />B612 in, but most tip the R424 in. <br />iv. Sheet 23: The truck apron detail, the dowel bars can be eliminated <br />and the joint type can be C3P-U. Eliminate the interior tie bar, <br />applicant can keep the exterior tie bar, but it won’t actually be an <br />L1TH, as it will just be a butt joint as they are poured separately. <br />v. Sheet 23: The roundabout typical section should show to the center <br />of the central island. This should be graded with ~1:6 to the center. <br />vi. Sheet 23: Grade on truck apron should be 1% <br />vii. Sheet 15: Pedestrian Ramps should be detailed somewhere <br />showing the ramps, landing, etc. Just referencing the details does <br />not tell enough information needed to choose the appropriate type of <br />ramp to use. <br />viii. Sheet 19: The 4” dotted stripe at the edge of the roundabout should <br />be an 8” dotted (3’ stripe, 3’ gap) <br /> <br />• Wetlands and Mitigation Plan <br /> <br />Wetlands and mitigation plan reviewed during the Preliminary Plat. <br /> <br />• Landscaping <br />
