7 <br />The City will require cash in lieu of land dedication. Per the City’s Park, Greenway & <br />Trail System Plan, a future neighborhood park is programmed to the west of this site. <br />Sidewalks along the streets in the development will connect to future trail corridors along <br />CSAH 34 (Birch Street) and CSAH 54 (20th Avenue). A 300 foot long trail will be <br />constructed in Outlot A of the 2nd Addition and will terminate at the lot line. This trail <br />segment will eventually connect to a future trail along the north side of Birch Street. <br />Terminating the trail at the lot line now will prevent vehicles from confusing the trail <br />with a road. Credit will be given for the construction cost of the trail extension to Birch <br />Street. There are 33 lots in the 2nd Addition; however, the existing house previously <br />addressed as 6651 20th Avenue will remain. Therefore, only 32 lots will be charged park <br />dedication fees. <br /> <br />Nadeau Acres 2nd Addition <br />32 lots x $3,160 = $101,120 <br />-Trail Construction Cost $16,085 <br />TOTAL = $85,035 <br /> <br />Tree Preservation and Landscaping <br /> <br />The Environmental Coordinator and Environmental Board reviewed the tree preservation <br />and landscape plans for the entire development during the preliminary plat approval <br />process. The 2nd Addition landscape plan has been reviewed by the Environmental <br />Coordinator and is consistent with the approved preliminary landscape plan. <br /> <br />Open area landscaping around the storm water ponds were provided in the 1st Addition. <br /> <br />Buffer and screen standards apply along CSAH 54 (20th Avenue), specifically Lots 7-10, <br />Block 1, 2nd Addition that have a rear frontage on 20th Avenue. Approximately 475 <br />linear feet of frontage will be screened by shrubs, new trees, and existing trees to provide <br />a continuous planting screen year-round. The 2nd Addition Landscape Plan shows trees <br />and shrubs planted on two separate berms. During preliminary plat review it was <br />suggested these berms be combined to provide a continuous berm; however, an opening <br />between the 2 berms is needed to provide rear yard drainage. A triangulated row of <br />coniferous trees will be planted in addition to the berms that will provide appropriate <br />screening. <br /> <br />Coniferous trees and shrubs will be planted on Outlot A along the trail corridor as <br />required. <br /> <br />Boulevard trees are required at the rate of one (1) tree per lot frontage for single family. <br />There are 33 single family lots in the 2nd Addition that require 36 boulevard trees (interior <br />and corner lots). Thirty-six (36) trees are proposed which is compliant with the <br />ordinance. <br />
