December 1 , 1986 Page 2 PARK BOARD <br /> No one from Dennis Erickson Builders came forwarded to <br /> present this item, therefore it was tabled until necessary <br /> information becomes available. <br /> GARY UHDE PRELIMINARY PLAT PARK DEDICATION <br /> Mr. Uhde and his consultant appeared before the Board to <br /> present the preliminary plat and park dedication proposal <br /> for an 80-acre development south of Birch Street . <br /> The plan calls for 98 building sites in the 80-acres with <br /> hopes of a future second phase development of 64 additional <br /> building sites on the acreage to the immediate south. <br /> Of this 80 acres , approximately ten acres is proposed for <br /> use as park land within the development . The layout is such <br /> that , should the acreage to the south or west of this plat <br /> become platted in the future, park land could be dedicated <br /> for these areas to create a combined central park. (Mr. <br /> Uhde owns the acreage to the south and plans to negotiate <br /> for the purchase of the acreage to the west . ) <br /> Mr. Uhde stressed that he feels that a "neighborhood" park <br /> within the plat is an amenity to his development and that he, <br /> would like to see tennis courts , a natural skating rink and <br /> trails within the park rather than a "community" park. Mr . <br /> Uhde felt that he could put in the trails and any further <br /> actual development of the park would be negotiable. He also <br /> stated that should the City need help with a "community" <br /> park he would be receptive to negotiation for land outside <br /> his development as satisfaction of required park dedication <br /> rather than a "community" park within this development . <br /> Because of the type of homes to be built (beginning at <br /> $1.00, 000) he did not feel a "community" park would be <br /> appropriate here . <br /> The consensus of the Board was that the area outlined on the <br /> preliminary plat would be acceptable as park land. In <br /> addition to the natural skating rink and tennis courts , the <br /> Board also asked to see a flat area at the northern part and <br /> the southern part of the proposed park for use as an <br /> "informal field" for residents to congregate and play <br /> baseball , football or soccer. No fencing or actual <br /> backstops , etc. would be required. <br /> They also felt that access from both the north end and the <br /> south end of the proposed park would be necessary for drop- <br /> off of children and access by maintenance equipment . A 20 ' <br /> wide access with a 10 ' wide paved strip through the center <br /> was felt to be sufficient to serve those purposes. <br />
