City of Lino Lakes
Park Board Meeting
May 4 , 1998
The Association has requested the City consider designating the
private road, where the trail easement exists, to a public road.
When the development was first brought to Council, some
concessions were made. The standard road right-of-way is 60
feet. This development has 34 feet (1 foot on each side of the
road) . The standard setback is 30 feet. This development' s
setbacks are between 20 and 23 feet.
There are also concerns about setting a precedent. There are two
other developments in Lino Lakes with private streets that may
request the City to maintain their roads if Ivy Ridge Court/Ivy
Ridge Lane were declared public streets. Also, there are
concerns that if a new developer came to the City wanting the
same road right-of-way and setbacks as the Wenzel Farms
Development, it may be difficult for the City to deny that
request.
Rick stated that he met with the members of the Wenzel Farms
Townhome Association on April 27, 1998 . The following proposal
was presented:
The Townhome Association will provide the following:
1 . Sign the additional 8' easement along the southern
property line that was approved at the November 26th,
1998, Council Meeting.
2 . Approve a new trail easement along the western boundary
of the development.
3 . If necessary, approve construction easement for
construction of the bridge.
The City will provide the following:
1 . Street sweeping of Ivy Ridge Court and Ivy Ridge Lane,
where trail easement exists, two times per year with
additional sweeping at discretion of City Staff.
2 . Provide private street sign at both entrances of the
development.
3 . Provide trail signage indicating "No Motorized Vehicles
Allowed".
4 . Provide split rail fence along the southern property
line of Lot 31 .
5. Construct the bridge.
3
