City of Lino Lakes <br /> Park Board Meeting <br /> April 6, 1998 <br /> Paul addressed the issue of the services and cost of installing <br /> the stubs on the lots now as opposed to installing them during <br /> future development. Depending on the cost difference, he would <br /> prefer only installing the utilities needed for park use at this <br /> time. Mr. Johnson informed them that the cost of hooking up the <br /> stubs now would be $350-500 as opposed to $1, 000-1, 500 if they <br /> waited until the street was put in. He recommended installing <br /> the stubs now at the lower cost even if they are not used. Paul <br /> agreed with Mr. Johnson that, possibly, they could install two <br /> stubs now but he would defer to Mr. Ahrens on that issue . <br /> Rick questioned the Board about the dollar amount if they sold <br /> the land. He asked them what would be an acceptable figure to <br /> consider selling. He stated that even if the amount doubled, in <br /> his opinion, it was not an acceptable amount to warrant selling <br /> the land. He, also, did not want to leave Mr. Johnson unsure of <br /> what their plans were for the land. <br /> Jeff questioned the number of homes in relation to the amount of <br /> park area. Being unsure of the criteria for parks in relation to <br /> the amount of homes in the area, he felt that downsizing the park <br /> was unacceptable in this case. Sharon stated that their park <br /> land is very special and they are not in favor of losing any of <br /> it . Pam added that most of the homes that would be built in that <br /> area would be smaller starter homes for young families with <br /> children so she also has a concern about the number of homes <br /> servicing that one park. <br /> Mr. Johnson verified the number of homes that would be in that <br /> area at 235, explaining that the park plan does not call for <br /> another park where the additional 100 homes would be built. They <br /> are envisioning there will be open space in that area. He <br /> believed the concern of the Board is that there is a need for as <br /> much park land as the City can acquire. He continued stating <br /> that he sensed the Board would prefer, if they sell the land, <br /> that the land be replaced by other land somewhere in the <br /> immediate area. <br /> Jeff questioned whether or not there was any other land available <br /> and Mr. Johnson confirmed that the current Comprehensive Plan <br /> did not identify a need for additional park land in that area. <br /> But, if they were encouraged to pursue that option, they would. <br /> He explained that there could possibly be some land opened up if <br /> the Moliter property is developed, subject to the findings in the <br /> Comprehensive Plan. <br /> George verified that although the Comprehensive Plan does not <br /> indicate a need for more park area, the Plan did not anticipate <br /> the development north of the airport.
