City of Lino Lakes <br /> Park Board Meeting <br /> April 6, 1998 <br /> George asked if there was a creek that ran through the area and <br /> expressed concern about the wetland to the north and west . He <br /> replied that the ditch is 1 1/2 to 2 feet deep and has trees on <br /> either side of it. The ditch conveys water from the <br /> approximately 40 acre parcel and will drain into the part of the <br /> expansion of the Behm' s Farm Project. Mr. Johnson then explained <br /> to the Board that they had a landscape architect prepare a <br /> concept sketch detailing how much land could be developed and how <br /> much land would be left after the development, offering copies of <br /> the sketch to the Board and noting that there would be room for <br /> baseball and soccer fields, and a tot lot, but still leaving the <br /> wetland alone. <br /> George referred to the map and asked Mr. Johnson for a guess of <br /> the size of the area outlined. Mr. Johnson guessed it was 4-5 <br /> acres . <br /> Paul asked how many acres and homes would be serviced by this <br /> park which Mr. Johnson indicated was the only park facility in <br /> this area other than the area by Apollo Drive. Pam indicated <br /> that there was also Sunset Oaks . Paul then asked how many units <br /> would be built and how many are already established. Mr. Johnson <br /> stated that there will be a total of 185 and 100 have already <br /> been done. They have been recently approached by Jay and Sue <br /> Moliter, who have a 60 acre parcel adjacent to Behm' s Farm, to <br /> explore the development of their land which could add another 100 <br /> units, which would total about 300 homes in that area. <br /> Paul asked George if they already had the title to this property <br /> and George indicated that they did and Rick verified that 8 . 6 <br /> acres are deeded to the City. <br /> Rick explained that there will not be additional Park Dedication <br /> for Behm' s 4th, 5th, and 6th Additions because the original Park <br /> Dedication has already been fulfilled. <br /> George asked for Rick' s opinion on the remaining parcel, which <br /> is 4-5 acres . Rick stated that he had been interested in looking <br /> at some options to obtain additional dollars for Park <br /> development . He continued stating that the first option proposed <br /> was a way to do that, but in looking at it more closely, the <br /> bottom line would be $21, 000 cash which is not a significant <br /> amount of money realizing some additional top soil and stock <br /> piling would also be available. He is also concerned that if <br /> they take this option they are eliminating any visibility to the <br /> park, because to the north it is heavily wooded with the drainage <br /> ditch, leaving limited access to the park. Because this <br /> neighborhood park encompasses a wide service area, it is <br /> important to maximize the amount of park area that they have. <br /> 4 <br />
