The policies <br />and recommendations - those things that constitute the plan - <br />are found in the chapter titled "Plan Recommendation." <br />Housing and Residential Land Uses: As was noted in the <br />inventory and analysis, the resident questionnaire noted a <br />strong wish to maintain the city's environment and open and <br />natural atmosphere. The natural environment was a strong <br />factor in attracting -persons to the city and an attribute <br />they wish preserved. <br />GOAL 1: To protect and maintain environmental amenities <br />in residential areas. <br />Other post -World War II suburban communities are now <br />concerned about maintenance of their housing stocks. In many <br />instances, the dwellings were all built about the same time <br />and will soon need major repair. Large areas of <br />deteriorating housing can have a negative effect on both a <br />city and its residents. <br />GOAL 2: To have quality housing developments able to <br />maintain long term residential property value. <br />With its neighbors exhausting their land availability, Lino <br />Lakes has become the focus of attention for many developers <br />and builders looking for buildable lots. <br />GOAL 3: To increase Lino Lakes' supply of executive <br />homes providing the city a good mix of residential <br />housing opportunities. <br />GOAL 4: To maintain and promote home designs that show <br />better curb appeal especially with "general market" <br />housing. <br />The sudden interest in developing land in Lino Lakes can lead <br />to euphoria and an over -extension of utilities. <br />GOAL 5: To limit lot inventories to a total that can be <br />absorbed into the market within a two year period, <br />with a one year supply in planning stages. <br />Presently Lino Lakes has only four units of multiple -housing. <br />With a population soon approaching 10,000 persons, this <br />situation excludes persons wishing to reside in rental <br />housing or housing requiring limited maintenance. <br />GOAL 6: To promote development of limited numbers <br />of multiple -family residences. <br />Page 17 <br />
