Site planning efforts should <br />ensure that Koplan's "piece of nature" concepts are <br />found in all commercial developments brought before the <br />design review board and city council. <br />Policy 10B. Residential areas should be screened from <br />commercial and industrial uses. <br />Recommendation No. 55. All development plans submitted <br />to the city for review for land adjacent to the <br />residential area west of 20th Avenue North, should show <br />all season screening and landscaping. <br />Recommendation No. 56. All parking lots should be <br />screened and bermed. <br />Goal 11. To redevelop the Lake Drive commercial and <br />industrial area from I-35W to the city's north corporate <br />line. <br />Policy 11A. Removal of incompatible land uses and businesses <br />from Lake Drive. <br />Recommendation No. 57. Complete a redevelopment plan for <br />the Lake Drive Corridor. <br />Recommendation No. 58. Driveways serving individual <br />business on Lake Drive should be permitted only if the <br />lot is greater than 33,000 square. <br />Recommendation No. 59. A landscaped front yard free of <br />parking and advertising should be established. <br />Recommendation No. 60. A unifying theme for landscaping <br />and/or architecture should be determined for the strip <br />between I-35W and Lake Drive. <br />IMPLEMENTATION <br />The first parts of this document provided an inventory and <br />analysis of present and projected conditions within Lino <br />Lakes. From this inventory 11 goals meant to direct future <br />planning activities were developed. The third section of the <br />document presented the plan using the goals to develop <br />planning policies and most important 58 specific planning <br />recommendations. This section represents the fourth and <br />final step in the planning process - the establishment of <br />specific steps to implement the recommendations from "the <br />plan" section. <br />Page 25 <br />
