3 <br /> <br />Per the 2040 Comprehensive Plan, the subject site is guided Urban Reserve and the land is <br />preserved for post-2040 development. Land use prior to 2040 is limited to agricultural related <br />uses and single family residential limited to 1 unit per 10 acres. The proposed development of <br />1 unit per 10 acres is consistent with the comprehensive plan. <br /> <br />Zoning Requirements <br /> <br />The subject site is zoned R-X, Rural Executive. It is 40.85 gross acres as measured above the <br />OHWL 908.1 EL. Four (4) lots are being created for the purpose of constructing one (1) single <br />family home per lot. The site is also subject to requirements of the Shoreland Management <br />Overlay District.
