Storm sewers, when determined to be necessary by the City Engineer, including <br />all necessary laterals, catch basins, inlets and other appurtenances, shall be <br />furnished and installed, per the approved plans. <br />f. Sanitary sewer mains, laterals or extensions, including all necessary building <br />services and other appurtenances, shall be furnished and installed. <br />g. Water mains, laterals or extensions, including all necessary building services, <br />hydrants, valves and other appurtenances, shall be furnished and installed. <br />h. The Developer shall place iron monuments at all lot, block, and outlot corners <br />and at all other angle points on boundary lines consistent with the final plat. <br />Iron monuments shall be placed after all street and lawn grading has been <br />completed in order to preserve the lot markers for future property owners. Lot <br />corner irons on the back property line shall be installed so that the top of the <br />iron corresponds to the finished ground elevation in accordance with the <br />approved grading plan. Guard stakes shall be appropriately installed to mark <br />these irons. <br />i. Landscaping shall be furnished and installed in accordance with the approved <br />plans. <br />j. The Developer shall arrange for all gas, telephone, cable TV and electric utility <br />services to the Subdivision in accordance with City Code and State law. The <br />utilities are required to be located within a joint trench. Street light installations <br />shall be initiated by the Developer with City Engineer approval, per the approved <br />plans. The Developer is solely responsible for the cost of utility installation. <br />k. The Developer shall install mailboxes in accordance with Federal and Postal <br />Service regulations. <br />l. The Developer shall install conservation easement signs per City standard detail <br />plates prior to the issuance of building permits. <br />m. The Developer shall install all Infrastructure Improvements required by the <br />Contract for Private Development between the Lino Lakes Economic <br />Development Authority and the Developer, approved July 22, 2019, as amended. <br />7. Time of Performance. The Developer shall install all required Developer Improvements <br />enumerated in Paragraph 6 within twenty-four months from issuance of a Grading <br />Permit. The Developer may request a reasonable extension of time from the City. If the <br />extension is granted, it shall be conditioned upon updating the security posted by the <br />Developer to reflect cost increases, if any, and the extended completion date.
