2 <br /> <br />Previous Council Action <br /> <br />• August 6, 2018: Council review of PUD Concept Plan <br />• April 8, 2019: Ordinance No. 07-19 Rezoning Property from GB, General Business to <br />PUD, Planned Unit Development <br />o Details permitted, accessory, conditional and administrative uses specific to the <br />20 acre site <br />• April 8, 2019: Resolution No. 19-42 Approving PUD Development Stage <br />Plan/Preliminary Plat <br />o Establishes development’s framework in regards to lot and yard requirements, <br />height regulations, impervious surface and design guidelines <br />• May 11, 2020: Resolution No. 20-44 approving PUD Development Stage Plan <br />Amendment #1-Site Plan and Grading & Drainage Plan <br />o This amendment omitted the clubhouse and revised the site plan and grading & <br />drainage plans <br /> <br />SUMMARY <br /> <br />On June 10, 2020, the Planning & Zoning Board reviewed the PUD Final Plan/Final Plat and <br />motioned to postpone recommendation to allow Lyngblomsten time to address some of the <br />Boards concerns. On July 15, 2020, the Planning & Zoning Board held a special work session <br />to review Lyngblomsten’s response. The following is a summary of discussion points from the <br />June 10th, July 15th and August 12th meetings: <br /> <br />Architecture and Exterior Elevations <br /> <br />• Cottage Homes <br /> <br />The Board requested an additional color scheme be added to the palette. A gray slate color was <br />added for a total of 3 different color schemes (blue, sage and gray). <br /> <br />• Senior Living Building <br /> <br />The color palette was revised to include siding colors more similar to the original plan. The <br />blue lap siding and white board 'n batten were applied differently to modify the overall exterior <br />composition. A stone cap/ledge was better defined in the renderings between the stone and the <br />siding to better differentiate between the materials. The heights of the parapets and main <br />entrance were increased to provide more building variation and interest. The stone was <br />removed from the exterior HVAC columns and utilized at grade to a minimum second floor <br />height. There are no longer any (4) story elevations with siding only. The "eyebrow" elements <br />are clad in the wood look fiberon product. The vertical signage at Gateway/Hodgson was <br />removed from the East side.
