The total floor area decreased 5,407 sf due to design <br />development. The clubhouse was programmed for 4,450 sf of <br />amenity space. <br /> <br />Future Development of Lot 2, Block 2 and Outlot C <br /> <br />The Board requested the future development of Lot 1, Block 2 and Outlot C be required to be <br />reviewed by the Planning& Zoning Board. This will be presented to the Council for <br />consideration. <br /> <br />Signs <br /> <br />It is not uncommon for residential care facilities and multi-family building to have wall signs. <br />The senior building proposes a vertical wall sign on north side of the building. The applicant <br />has expressed a strong interest in “branding” the development. Monuments signs are also <br />common features in campus settings such as Lyngblomsten. <br /> <br />Trash and Service Areas <br /> <br />The Woodridge neighborhood expressed concerns regarding the fact the trash and services are <br />not incorporated within the buildings as required in the Master Plan. <br /> <br />• Commercial buildings must incorporate trash and service areas within the buildings rather <br />than utilizing outdoor enclosures. This will conserve land and maximize the potential for <br />outdoor seating and pedestrian friendly amenities. <br />
