11 Trails, Open Space • A trail connection, included as an ‘enhancement corridor’ in the Parks, Natural Open Space/Greenways and Trail System Plan, will be established across the study area. This will link to the existing trail connection to Woodridge Lane on the west, cross through the study area, and link to a future trail in Ware Road. The specific alignment of this trail corridor across the Master Plan area will be determined as development occurs. The Lyngblomsten site plan includes an 8.5 foot wide bituminous trail that extends from the existing Woodridge Lane trail to the private cottage home road then to an 8.5 ft wide trail along the full length of Hodgson Road. The trail corridor originally connected to the clubhouse and between the cottage homes, but this has been revised when the clubhouse was omitted. An 8.5 ft wide bituminous trail will also be constructed along CRJ/Ash Street and ultimately connect to Woodridge Lane. Sidewalks internal to the development along the public and private roads will also be constructed to provide additional connectivity. • An, open, focal point green space is to be created where the Woodridge Lane trail connection enters the study area. The specific design of this focal point will be reviewed with any development application for the site. The original concept site plan included a community garden and lilac trees adjacent to the wetland that created an open, focal point green space in this location. Due to the need for additional storm water management, the community garden has been replaced by a stormwater pond. The pond and landscaping still creates an open, focal green space as required. The cottage home neighborhood also includes 4.54 acres (71%) 4.46 acres (70%) of landscaped common open space that will be maintained by Lyngblomsten or an association. • A trail should be constructed along Hodgson Road in accordance with the City’s parks and trails plan. This could be accomplished with sidewalks in the study area. An 9 8.5 ft wide bituminous trail is proposed along the full length of Hodgson Road. Sidewalks are also proposed along the public and private roads. • Greenspace buffering is an important design element for new development along the border with existing neighborhoods such as Woodridge Estates and Rohavic Oaks. A 50 foot wide buffer of existing trees along the west lot line abutting Woodridge Estates will be preserved. The property owner at 253 Woodridge Lane noted the buffer behind his parcel tapers from 40 ft to 6 ft. After grading and installation of road improvements, staff and the developer will work with the property owners of 251 and 253 Woodridge to provide acceptable landscape and fence screening from the private commercial road.
