Buffer screens would be <br />required along Mustang Lane. If the existing driveway is relocated to Mustang Lane, a <br />buffer screen should be considered along Lilac Street. <br /> <br />Open area landscape standard and boulevard tree requirements may apply depending on <br />final subdivision design. <br /> <br />Comprehensive Plan <br /> <br />The proposed 4 lot residential subdivision is generally consistent with the 2030 <br />Comprehensive Plan in regards to resource management, land use, housing, <br />transportation, water supply and sanitary sewer. <br /> <br />Wetlands <br /> <br />There are no wetlands indicated on site. <br /> <br />Floodplain <br /> <br />There is no FEMA floodplain on site. <br /> <br />EXECUTIVE SUMMARY <br /> <br />The following is a summary of the staff report: <br /> <br /> Rezone property from R, Rural to R-1, Single Family Residential <br /> Variances Required <br />o Lot depth for Lot 3 <br /> 135 feet required <br /> 117 feet proposed <br />o Road right-of-way width (Mustang Lane) <br /> 80 feet required <br /> 66 proposed <br />o Street Setback (Mustang Lane) <br /> 40 feet required <br /> 30 feet proposed <br />o Lot Line Setbacks for Existing House <br /> Seven (7) feet of additional road right-of-way are required along Mustang Court <br />unless an amendment is made to the city code or a variance is granted <br /> Road right-of-way dedication and street and utility improvements are required <br />between Lot 1 and 2 that extends west from Mustang Court. <br /> Lots 1 and 2 shall front and have driveway access from the new road. <br /> If possible, the driveway of the existing house should be relocated to Mustang <br />Lane.
