The building complies with site <br />plan, stormwater management, public utilities and landscaping requirements. The proposed <br />amendment relates to an increase in building height, exterior staircase structure and both ground <br />and rooftop mechanical equipment screening. <br /> <br />Site Plan <br /> <br />The existing site plan meets the performance standards of the zoning ordinance and the Lino <br />Lakes Marketplace PDO Design Guidelines. <br /> <br />Staff Comments: <br /> <br />1. Sheet A1.1, Site Plan <br />a. The sidewalk and striped pedestrian crossing across Marketplace Drive as required <br />with construction of the original building shall be completed. <br />b. Landing pad for middle door shall be marked. <br />c. The middle rear door may need to be wider for emergency exit requirements. <br />d. Concrete sidewalk shall be extended from the landing of the exterior staircase to the <br />existing sidewalk. <br />e. Should a fence be installed south of the hood exhaust to provide additional screening? <br />f. Should the fence along the trash enclosure drive be continuous? <br /> <br />Grading Plan and Stormwater Management <br /> <br />No stormwater management changes are required for the building modifications. The existing <br />site BMPs consist of an infiltration area to the west and an existing infiltration pond to the north <br />for treatment, volume control and rate control. <br /> <br />Public Utilities <br /> <br />No changes to the public utilities are required. The site is served by an 8” watermain and 8” <br />sanitary sewer line located along Market Place Drive. A 6” watermain line serves the building. <br />These utilities can accommodate the demands of the retail building and proposed restaurant. <br /> <br />Landscaping and Tree Preservation <br /> <br />Twenty-two (22) deciduous trees and thirty-five (35) shrubs are planted on site which is <br />consistent with the Marketplace Master Landscape Plan. Additional shrubs are proposed along <br />the screen fencing.
