2 <br />Premises and is not responsible for any damage or use of the Leased <br />Premises by other parties. <br /> <br />4. RENT: Lessee shall pay to Lessor Rent for the use of the Leased Premises in <br />the amount of $700.00 per month. Rent shall be payable in advance on or <br />before the first day of each and every month of this Lease. <br /> <br />If Lessee fails to pay Rent after the 20th business day of the month in which <br />such payment is due, Lessee shall automatically be assessed and shall pay, <br />as additional Rent, a late charge equivalent to ten percent (10%) of the <br />amount of such late payment. Lessor reserves the right to increase Rent by <br />providing Lessee with written notice at least 240 days in advance of the <br />effective date of the increase. <br /> <br />5. MAINTENANCE: <br />a. Lessor shall be responsible for maintenance and repair of all structural <br />components, heating, ventilation, air conditioning, electrical, plumbing <br />and mechanical systems of the Premises. <br />b. Lessor shall be responsible for maintaining the exterior and surrounding <br />areas, including lawn care and snow removal. <br />c. Lessee shall maintain and clean the dedicated leased area within Station 1 <br />(ambulance day room), and shall otherwise clean any mess or clutter <br />created by Lessee in all other areas to which it has access (including <br />dishes, counters, refrigerator, etc.). <br />d. Lessee shall be responsible for all damage arising out of its <br />employees’ use of the Leased Premises, ordinary wear and tear <br />excepted. <br /> <br />6. VISITOR AND PET RESTRICTIONS: Lessee shall not allow anyone <br />other than its own personnel into the Premises unless authorized in <br />advance by the Public Safety Director. Lessee shall not allow any pets or <br />other non-service animals into the Premises. The Lessor acknowledges <br />the Lessee does own a service animal which may visit the Premises with <br />the crew at times. <br /> <br />7. LESSOR PROPERTY: Lessee acknowledges that this Lease does not grant <br />Lessee unfettered access to Lessor's tools, equipment, furniture or fixtures <br />outside of the leased and common areas. Lessee shall not use, borrow or take <br />any Lessor tools or equipment without express prior authorization <br />from the Public Safety Director. Tools and equipment include hand tools, <br />power tools, audio visual equipment, computers, and firefighting and EMT <br />apparatus and supplies. <br /> <br />8. INSURANCE: During the term of this Lease, Lessor shall obtain and <br />maintain liability and property damage insurance for the entire property.
