9 <br /> <br />The wetlands are within the Wetland Management Corridor and conservation easement and <br />wetland buffers are required. The applicant proposes a 25 foot buffer. This will be reviewed <br />and approved by RCWD. <br /> <br />As part of the 1999 building expansion project, a Declaration of Restrictions and Covenants <br />(DORC) was recorded over the wetlands. This is shown on the survey. <br /> <br />A separate public drainage and utility easement covering the delineated wetland, conservation <br />easement and WMC buffer shall be drafted and recorded against the property. <br /> <br />Shoreland District <br /> <br />The parcel is not located within the Shoreland District. <br /> <br />Floodplain <br /> <br />There are no floodplains located on site. <br /> <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by the construction of stormwater management BMP’s such as curb, gutter and NURP pond. <br /> <br />Land Use Plan <br /> <br />The Comprehensive Plan guides this property for industrial use. The proposed LTC campus <br />expansion project is consistent with industrial land use. <br /> <br />Housing Plan <br /> <br />The goals and policies of Housing Plan are not negatively impacted by the proposed LTC <br />campus expansion project. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible. <br />CSAH 14 (Main Street) is an A-Minor Arterial Connector Road and is capable of handling the <br />additional traffic volume proposed by the LTC campus expansion project. <br /> <br />The driveway to Victor Path is for weekly truck deliveries and emergency access. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />An 8” sanitary sewer main and 8” watermain along CSAH 14 (Main Street) provide public <br />utilities to the site and building. The sanitary sewer and water supply system have capacity for <br />the LTC campus expansion project.
