20 <br /> <br />Detailed architectural comments were provided by Landform and City staff. The following is a <br />summary. Overall, the proposed development upholds architectural standards envisioned by <br />the Master Plan and is consistent with zoning ordinance performance standards. <br /> <br />Cottage Homes <br /> <br />The 2 bedroom, single level cottage homes are 18 20 ft in height (24 ft to roof peak). The floor <br />area is 1,400 1,480sf. Exterior materials include a stone/masonry manufactured stone base, <br />glass, composite LP Smartside siding and 4” trim, decorative garage door and decorative <br />louver. The 21’x 21’ 20’10” x 20’10” garage is recessed 2.6 ft behind the front façade. The <br />color palette includes 2 3 primary colors, evening blue, mountain sage and gray and an accent <br />color of cobble stone. The Design Standards include an anti-monotony plan. The front porch <br />has been revised to 6 ft deep and the rear patio has been revised to 10’ x 10’as required. <br />Detailed building plans have been provided with PUD Final Plan. <br /> <br />Clubhouse <br /> <br />The 2 level clubhouse is 31 ft at the highest peak of the unique roofline. Exterior materials <br />include stone/masonry, metal siding, glass and composite siding. Glass makes up the highest <br />percentage of materials. <br /> <br />As discussed, the clubhouse has been omitted in order to enlarge the stormwater pond to create <br />more storage. <br /> <br />Senior Living Complex <br /> <br />In order to address revisions in final building design, structural details and floorplan layout, <br />there have been some changes to exterior elevations, materials and height; however, the final <br />design meets the Master Plan criteria and is consistent with the PUD Development Stage Plans. <br /> <br />The multi-storied complex has varying heights that tier from the 2-story skilled care wing to the <br />3-story assisted-living wing to the 4-story independent living wing. Decorative parapets accent <br />the rooflines. In order to achieve desired 9 ft ceilings, the building height (top of wall) has <br />increased 3 ft. 6 in in the independent living wing. The parapet heights were decreased also <br />increased. The finished floor elevation (FFE) of the first floor (Level 1) is 910.5 EL and that <br />has not changed.
