26 <br /> <br />A 30 inch shrub hedge is proposed between the senior living campus parking lot and public <br />road right-of-way as is required by ordinance. A 3 foot berm is located on the north side of the <br />northeast private cottage home parking area. Coniferous trees and shrubs are planted along the <br />top of the berm. <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are required at the rate of one (1) tree per 70 linear ft of road frontage where <br />property fronts on any public roads for townhome or multiple family homes. There are 20 <br />cottage homes abutting 700 linear ft. This would require 10 boulevard trees. The cottage home <br />private road has 33 boulevard trees which exceed ordinance requirements. There is 2,080 <br />linear ft of public road (Street A) that abuts the senior living campus and future restaurant and <br />commercial. This would require 30 boulevard trees. There are 33 boulevard trees proposed <br />which exceeds ordinance requirements. There is 789 linear ft of private road (Street B) that <br />would require 11 boulevard trees. There are 13 boulevard trees proposed which exceeds <br />ordinance requirements. Sheet L2.0 shall include the entire 20 acre parcels and revised <br />calculations. <br /> <br />The 20 Cottage homes have 1,869 linear ft of frontage. This would require 27 boulevard trees <br />and 35 boulevard trees are provided. <br /> <br />Gateway Drive (Street A) has 2,750 linear ft of frontage. This would require 37 boulevard <br />trees and 41 trees have been provided. <br /> <br />The private commercial street (Street B) has 789 linear ft of frontage. This would require 11 <br />boulevard trees and 13 trees have been provided. <br /> <br />The landscape plan has been revised so trees are not located within the Hodgson Road right-of- <br />way; however, Sheet L2.1 shall be revised so coniferous trees are at least 15 ft from the trail <br />and deciduous trees are at least 10 ft from the trail. <br /> <br />Boulevard tree requirements have been met. <br /> <br />Signage <br /> <br />Sheet L2.6, NE Greenspace Plan indicates an entrance monument sign on the north side of the <br />public road. The sign area is landscaped and it outside of the 100 foot vision triangle. Sheet <br />A17, Signage Exterior A5.708 provides detail of a monument sign. The sign is 6’4” 10’4” high <br />and 25 20’ 6” ft long. Materials include sandblasted concrete and stone stone veneer base, <br />metal “boy blue” face and metal coping to match the senior building color and material palette. <br />A separate Sign Permit Application is required for all wall signs and monument signs. <br /> <br />The senior building proposes a vertical wall sign on north side of the building. The applicant <br />has expressed a strong interest in “branding” the development. <br /> <br />A master sign plan for the 20 acre site is required and shall be has been incorporated into the <br />Design Standards. This master sign plan should include a City of Lino Lakes gateway <br />sign/monument at the intersection of Hodgson Road and CR J.
