The cottage home common area and senior living grounds will be professionally <br />landscaped and maintained. <br /> <br />Final Plat <br /> <br />The final plat is being platted in the same lot, block and outlot configuration as the preliminary <br />plat. <br /> <br />Streets and Alleys <br /> <br />CSAH 49 (Hodgson Road) and CR J (Ash Street) are A Minor Expander arterial roads. The <br />development is served by an internal public road and 2 private roads. The streets and <br />transportation plans are detailed previously in this report. <br /> <br />As noted above, the 3 acre commercial site is under a separate purchase agreement with a <br />different owner. If the purchase agreements are not executed at this time, the public road will <br />temporarily terminate as a cul de sac near CR J (Ash Street) until future development of the <br />properties. Lyngblomsten successfully acquired the 3 acre commercial parcels and 275 Ash <br />Street. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least 10 ft wide are provided on Lot 17 21, Block 1 <br />and Lots 1-3, Block 2. Drainage and utility easements are provided over Outlot A and Outlot <br />B. Outlot C shall also include the standard 10 ft easement. <br /> <br />A separate public trail easement will be provided over the trail, private road and sidewalk in the <br />cottage home neighborhood and over the trail along CR J (Ash Street). The trail along CSAH <br />49 (Hodgson Road) is located within the right-of-way. <br /> <br />Powerline <br /> <br />A three-phase overhead power line runs along the eastern boundary of the property line within <br />the right-of-way. Another power line runs along the south boundary. Lyngblomsten is <br />working with the electric company to discuss burying the power lines. <br /> <br />Public Land Dedication <br /> <br />The City will require cash in lieu of land dedication. Per the City’s Park, Greenway & Trail <br />System Plan, a neighborhood park is not programmed for this area. Trail construction <br />throughout the development and along Hodgson Road and CR J will be credited. The
