Staff anticipates a noise <br />wall will be required along I-35E. <br /> <br />Easements <br /> <br />Staff Comments: <br /> <br />• Standard drainage and utility easements at least 10 feet wide shall be provided <br />along all lot lines. <br />• Drainage and utility easements shall also be dedicated over stormwater <br />management facilities. <br />• Conservation easements shall be required over wetlands and greenway corridors. <br /> <br />Stormwater Management and Erosion and Sediment Control <br /> <br />The concept plan does not show stormwater management facilities. <br /> <br />Staff Comment: <br /> <br />• A stormwater management plan and erosion and sediment control plan in <br />accordance with Chapter 1011 shall be required. <br /> <br />Utilities <br /> <br />Public water, sanitary and storm sewer utilities will be installed within the development. <br /> <br />The site is located in Sanitary Sewer District 3 (Sub-district 3C). Flow is collected along <br />East Cedar Street and conveyed east to MCES Meter M220. <br />Outlot A, NorthPointe 5th Addition is located in Utility Staging Area 1A (2018-2025). <br />Two of the 3 Burque parcels are in Utility Staging Area 1B (2025-2030). The 3rd Burque <br />parcel is in Utility Staging Area 3 (Post 2040). <br /> <br />Municipal water and sanitary sewer utilities to serve the Burque development exist along <br />Cypress Street and Chestnut Street in NorthPointe. <br /> <br />Staff Comments: <br /> <br />• Per the City Engineer, sanitary sewer to serve this development shall come from <br />Cypress Street. The sewer line in Chestnut Street does not have enough depth to <br />serve the proposed development. <br />• A comprehensive plan amendment to move from Utility Staging Area 3 to 1A is <br />required. <br />
