The following substitutions are allowable: <br />1 large tree = 1.5 medium or 2 small trees <br />1 large shrub = 1.5 medium or 3 small shrubs <br />6,150 sq. ft. of open space calls for 3 large trees and 9 large shrubs. <br />Provided: 6 large trees or large tree equivalents <br />18 large shrub equivalents <br />Open areas landscape standards have been met. <br />Buffer and Screen Standards <br />The purpose of this requirement is to separate and buffer different land use types, screen <br />roads and parking, and screen utility and loading areas. Continuous, year-round planting <br />screens require, at the minimum, a double row of plants with triangulated spacing. <br />Buffers will be required for the southeast corner of the parcel to screen the residential <br />use, and the west perimeter to screen the parking lot from the right of way and Lake <br />Drive. Existing trees in the easement will provide a buffer for the southeast corner. <br />A 30-inch buffer and/or screen is required to screen the parking lot from the right of way. <br />A continuous 4-5' screen has been provided, but it is not a triangulated, double row. <br />Buffers and screen standards have not been met. <br />Canopy Cover <br />The purpose of this requirement is to mitigate the effects of vehicular hardscape by <br />establishing tree canopy cover to intercept rainfall, protect pavement from sun <br />deterioration, reduce the heat island effect, and improve aesthetics. Canopy cover <br />standards call for a minimum of 40% canopy coverage. <br />Vehicular hardscape planned: <br />13,350 sq. ft. <br />Canopy cover requirement: <br />5,340 sq. ft. <br />Canopy cover provided: <br />3,750 sq. ft. <br />Large trees within 7' of hardscape = 5 trees @ 600 sq. ft. each = 3,000 sq. ft. <br />Medium tree within 7' of hardscape = 1 tree @ 250 sq. ft. = 250 sq. ft. <br />Medium tree with hardscape on 3 sides = 1 tree @ 500 sq. ft. = 500 sq. ft. <br />Canopy cover requirements have not been met. <br />Foundation Landscaping <br />The purpose of these standards is to soften and enhance building architecture, define <br />access points, add color and seasonal interest, and to blend buildings in with the natural <br />5 <br />
