The following substitutions are allowable: <br />1 large tree = 1.5 medium or 2 small trees <br />1 large shrub = 1.5 medium or 3 small shrubs <br />For 480 340 linear feet of applicable foundation, 4-0 7 large trees and -29 21 large shrubs (or <br />acceptable substitutes) are required for the north, east, and south building faces. <br />The plans indicate 4 lafge tfees, 11 medium tfees, 8 lafge shnabs and 116 mediwn shnabs. 3 <br />large trees, 10 medium trees, 22 large shrubs, and 106 medium shrubs. <br />These substitutions are equivalent to 44 9 large trees and 85 92 large shrubs. <br />The foundation landscape requirements have been met. <br />Sod and Ground Cover Standards <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed may be <br />provided in lieu of sod in certain cases, including when the area is adjacent to natural areas or <br />wetlands. <br />The area around the stormwater basin will be seeded with MN DOT 34-271 wet meadow seed <br />mix, with 35-241 mesic prairie seed mix at higher elevations extending south along the eastern <br />perimeter. Sod is proposed for the rest of the site. <br />A native seed mix should be used for the low runoff area in the southeast corner of the site in <br />lieu of sod. Native seed mix has been added to this area. <br />Boulevard Trees <br />Boulevard trees are not required for commercial developments. <br />Signage <br />A monument sign pad is shown on the northwest corner of Lot 1. A separate Sign Permit <br />Application with detailed sign information is required for any on site or building signage. <br />Impervious Surface Coverage <br />The allowed impervious surface coverage per lot in the GB, General Business District is 75%. <br />Lot 1 has -5-962% impervious surface. Lot 2 has 52% impervious surface. The proposed post - <br />development impervious surface coverages are compliant. <br />Traffic Study <br />A formal traffic study is not required for the 2 lot commercial subdivision. The updated 2020 <br />I-35E Corridor AUAR analyzed traffic impacts for commercial development along this entire <br />corridor. The proposed medical and commercial building are consistent with AUAR Land Use <br />10 <br />
