Architectural Plans and Exterior Building Materials <br />Per City Code Section 1007.043(2), General Building and Use Provisions: <br />(c) Multiple Family Apartments Construction Standards: <br />1. The exterior of multiple family dwelling structures shall include a <br />variation in building materials which are to be distributed throughout the building facades <br />and coordinated into the architectural design of the structure to create an architecturally <br />balanced appearance. In addition, multiple family dwelling structures shall comply with <br />the following requirements: <br />a. A minimum of thirty-three (33) percent of the combined area of all <br />building exterior walls of a structure shall have an exterior finish of brick, stucco, and/or <br />natural or artificial stone. <br />b. For the purposes of this section, the area of the building facade shall <br />not include area devoted to windows, entrance doors, garage doors, or roof areas. <br />Exterior materials consist of stone veneer, brick veneer, LP lap siding and asphalt <br />shingles. The building includes decorative trim board, stone band, stone cap, 4" window <br />trim, horizontal LP lap siding, vertical board and batten and decorative gable corbels. <br />This variety of materials and accents provide visual interest, articulation and depth to the <br />building. The color palette consists of greys (carbon, driftwood gray), black, white and <br />browns (Java and wood grain siding). <br />The building has 41% masonry stone and brick. The materials and percentages are <br />compliant with performance standards. <br />Per City Code Section 1007.095 R-4, High Density Residential District: <br />(1) Height Regulation. No building shall be erected or structurally altered to exceed <br />forty-five (45) feet in height —or, for a multiple dwelling building, the greater of <br />four (4) stories or forty-five (45) feet —except as allowed by § 1007.043 (3). <br />The R-4 zoning district allows for 4 story multiple dwelling buildings. The proposed <br />senior building is 4 stories (52ft measured to the roof midpoint) and is compliant with <br />performance standards. <br />Trash/recycling enclosure and mechanical equipment are located inside the building in <br />the garage level. <br />The building will be sprinkled for fire suppression. <br />The following chart is a summary of the bedroom and unit mix: <br />7 <br />
