# of Bedrooms <br /># of Units <br />One bedroom = <br />3 <br />One bedroom with den = <br />10 <br />Two bedrooms = <br />47 <br />Two bedrooms with den = <br />12 <br />TOTAL = <br />City Code Section 1007.095(5) states the minimum livable floor area for each multiple <br />family dwelling unit shall be 700 sf plus 100ft additional square feet for each bedroom. <br />This would require the one bedroom units to be a minimum 800 sf and the two bedroom <br />units to be a minimum of 900 sf. Sheets A102-A104 provides a summary chart of the <br />unit sizes ranging from 792sf to 1,284sf. The A.1 one bedroom units are less than 800sf <br />and shall be revised. <br />Outdoor Lighting <br />Per Section 1007.043(6)(d), no light source shall exceed 1.0 foot candle onto right of way <br />or 0.4 foot candle onto adjacent property. The site photometric plan shows 5 light poles <br />in the parking lot that are 25 ft tall with downlit and cutoff light fixtures. <br />The foot candle measurements, light poles and fixtures meet ordinance requirements. <br />Off -Street Parking Requirements <br />Per City Code Section 1007.044(6), <br />(d) Elderly (Senior Citizen) Housing. Reservation of area equal to one (1) <br />parking space per unit. Initial development is, however, required of only one- <br />half (1/2) space per unit and said number of spaces can continue until such <br />time as the City Council considers a need for additional parking spaces has <br />been demonstrated. <br />In addition to the City ordinance, PUD Resolution No. 14-21 requires 50% of the parking <br />stalls to be underground. <br />The 72 unit senior building requires 72 parking spaces with at least 36 underground. <br />Sheet C3, Site Plan indicates 62 surface stalls, 2 handicap surface stalls, 72 interior <br />(underground) and 9 detached garage stalls for a total of 145 parking spaces. Parking <br />requirements are met. <br />Grading Plan and Stormwater Management <br />Per the Stormwater Management Plan prepared by Carlson McCain dated December 10 <br />2021, the drainage boundary being considered is 113.810 acres, which includes all <br />drainage from the overall Northpointe development. Drainage areas affected by the <br />proposed construction include the stormwater pond 300P located in the northern portion <br />N. <br />
