The drainage system will mitigate <br />potential future groundwater infiltration into the lowest level of the senior building. A 5 foot wide sidewalk is shown on the south side of the road. <br />The houses on the north side of the road are setback 23 ft from the curb, 30 ft from the <br />north Rohavic Oaks property line and 40 ft from the Hodgson Road property line. <br />Houses on the south side of the road that have sidewalks are setback 23 ft from the <br />sidewalk. The 23 foot setback allows for the parking of 2 vehicles side by side in the <br />driveway without encroaching into the road or sidewalk. The rear setback of these houses <br />is 25 ft to the public road right-of-way line. <br />It should be noted that during the PUD Development Stage Plan review, the 23 ft setback <br />was measured to the garage, not the house. The cottage homes have a 3 ft recessed <br />garage and a 6 ft deep porch on the front. The front porch shall be at least 14 ft behind <br />either the curb or sidewalk, whichever is closer (23 ft garage — 3 ft house bump out — 6 ft <br />deep porch = 14 ft). <br />►� 1 <br />
