The total number of required stalls is 149. The final plan shows 153 stalls. Joint parking facilities with shared curb cuts and access drives have been provided between the restaurant, commercial building and fast food restaurant. Tree Preservation Plan Per the Tree Survey (Sheets 1-2), there are 1,685 significant trees located on the 20 acre site. Sheet L0.1, Tree Preservation Plan identifies the basic use area. Of the 1,685 significant trees, 201 will be preserved and 1,484 will be removed. The majority of the trees being preserved are along the west boundary providing a tree buffer between the Woodridge neighborhood and the development. The Tree Preservation Plan has been revised to exclude the stormwater pond and wetland buffer from the basic use area. There are 4-3q 152 trees being removed in non -environmentally sensitive areas that require 213 trees for mitigation. Trees being removed within the wetland buffer shall be mitigated at the Natural Resource Conservation Area ratio. The Tree Mitigation table shall be has been revised. There are 32 trees in a Natural Resource Conservation Area or Natural Resource Corridor Enhancement area that will require 67 mitigation trees. In summary, 280 (213 + 67) mitigation trees are required and 376 mitigation trees are being planted. Tree Preservation and Mitigation requirements are met. Landscaping Canopy Cover Canopy Cover standards require the minimum canopy cover to be 40% for all uses. Canopy cover is required for the senior living campus, clubhouse, restaurant and commercial development. The restaurant and commercial development will be reviewed upon submission of detailed plans. The senior living campus has 42,956 sf of hardcover which requires 17,182 sf of canopy coverage. 17,900 sf have been provided.
