Floodplain <br />There is no FEMA floodplain on site. <br />Adjacent Jurisdiction Review <br />As discussed, the City of Lino Lakes, the City of Shoreview, Anoka County and Ramsey <br />County have spent several years working with the applicant on right-of-way needs and <br />access points to the development. Adequate right-of-way is being dedicated along both <br />CSAH 49 and CR J. Anoka County and Ramsey County are analyzing turn lane options <br />along these corridors that are outside the scope of the Lyngblomsten project. <br />During the PUD Concept Plan Review, the City of Shoreview commented the <br />development should be served by City of Lino Lakes utilities. This has been <br />accommodated. Shoreview also expressed traffic and access concerns along CR J and <br />recommended a traffic study be required. A traffic study has since been completed and <br />distributed to all agencies. The City also noted the need for trail connections along which <br />has been addressed. Overall land uses are compatible. <br />Environmental Board <br />The Environmental Board reviewed the land use application on February 6, 2019. <br />Overall comments were positive. The Board recommended attention be given to the <br />stormwater pond infiltration, wetland buffer signs, landscape buffers and screening. <br />Public Safety Comments <br />The Police Division reviewed the proposed development. With the proposed turn lanes <br />on Hodgson Road and CR J into the site, there does not appear to be any public safety <br />concerns at this time. Further analysis of additional turn lanes along CR J was <br />encouraged and has been provided. <br />The Fire Division reviewed the proposed development and had the following comments: <br />1.
