3 <br /> <br />The draft ordinance includes changes to allow this type of use in commercial districts. The draft <br />ordinance allows the following: <br /> <br />GB District; <br />• Permitted use <br />o Brew pub (new) <br />o Microdistillery with cocktail room (new) <br />o Small brewer with brewer taproom (new) <br />o Winery Tasting Room (new) <br /> <br />LI District; <br />• Permitted accessory use <br />o Brewer taproom accessory to malt liquor beverage production (no change) <br />o Cocktail room accessory to distilled spirits production (new) <br /> <br />GI District; <br />• Permitted accessory use <br />o Brewer taproom accessory to malt liquor beverage production (no change) <br />o Cocktail room accessory to distilled spirits production (new) <br /> <br />We have included Winery Tasting Room (a definition will be created) as a separately listed use <br />that is a permitted use in the GB district similar to a brewery and microdistillery. <br /> <br />Garage Size <br /> <br />At the November 10th P&Z meeting, the P&Z recommended garage area minimum size be 530 <br />square feet measured from the exterior wall with a minimum width of 20 feet. Staff would like <br />to recommend the standard be 528 square feet (22’x24’) measured from the exterior wall because <br />this is a more common construction standard. <br /> <br />Urban Transition District (UT) <br /> <br />The P&Z expressed interest in a change in the naming of the new district intended to preserve <br />land for urban development. Staff is comfortable with the following options: <br /> <br />1. Rural/Urban Transition <br />2. Future Urban Development <br />3. Urban Holding District <br /> <br />The P&Z should provide feedback on the preferred name. <br /> <br />PUD Neighborhood Meetings <br /> <br />The proposed PUD change in the zoning ordinance requires the applicant have a neighborhood <br />meeting prior to submitting a PUD Concept Plan. Staff proposes a slight change to the PUD <br />process to having the neighborhood meeting after the PUD Concept Plan review and before PUD
