(5/6/2022) Applicant to confirm if irrigation services are redundant or needed. One is currently shown outside of the building on C8.0 and another is shown inside the mechanical room on sheet P103 (attached to SAC determination) • Grading & Stormwater Management The TWAS project will require site grading for the proposed building and parking lot. The proposed project is within the Rice Creek Watershed District (RCWD). Stormwater BMPs are needed to meet City stormwater requirements. The applicant is proposing to meet City stormwater requirements by utilizing a pond previously constructed with the Otter Crossing 1st addition. Comments: 1. (5/6/2022) Bowman design team to work with the Pioneer Engineering design team currently working on the Otter Crossing 2nd Addition plans to correctly show the utilities along Street A that are being installed with the Otter Crossing 2nd Addition project. The layout, materials, and size of the utilities along Street A should be the same in both plan sets. The city will accept TWAS plans referencing the Otter Crossing 2nd Additions plans as work done by others. 2. (5/6/2022) The storm sewer in the parking lot will be private and a stormwater maintenance declaration will be required. 3. (5/6/2022) Applicant to update stormwater management report to reflect utilities proposed with Otter Crossing 2nd Addition plans. 4. (5/6/2022) Applicant to update stormwater management report to include the 6/22/2021 revision of the Otter Crossing Stormwater Management Plan. 5. (5/6/2022) Applicant to update Appendix 7 of the stormwater management report to include a post development plan that matches other civil plans in the submittal. 6. (5/6/2022) Applicant shall label proposed contours with elevations on sheet C6.0. 7. (5/6/2022) Applicant to provide EOF location and elevation for low point on site around structure 1-1. 8. (5/6/2022) It is not permissible to have storm sewer pipes proposed with 0% slopes. Positive drainage is required for water conveyance. 9. (5/6/2022) Applicant to provide rational method calculations showing site storm sewer can provide conveyance of flows from the 10-year storm event. 10. (5/6/2022) Applicant to include calculation of curve number given on Sheet C6.2. • Water Supply There is an 8-inch diameter polyvinyl chloride (PVC) water main proposed along Street A in the Otter Crossing 2nd Addition plans. The TWAS plans show 8" ductile iron pipe (DIP) water main along Street A. Comments: 1. (5/6/2022) See Note 1 under Grading and Stormwater Management and update water main as necessary.
