undeveloped land. A majority of the developed portion of the site drains to the <br />constructed north pond. This pond is located on both the subject site and on the adjacent <br />parcel to the north and was designed to handle more than the existing development. The <br />pond will be deepened, regraded, and updated to meet current NURP pond design <br />standards. All new impervious runoff is being directed to this pond. Proposed peak <br />runoff rate and volume will be less than existing. <br />A drainage and utility easement shall be recorded over the north stormwater pond that <br />includes both the subject site and the adjacent property. <br />Public Utilities <br />The existing building is served by a private well and 2 1 " municipal sanitary sewer <br />located along Otter Lake Road. The new addition and existing building will be <br />connected to 16" municipal watermain. <br />Per Sheet C1-2, the existing private well will be removed and capped. <br />Tree Preservation and Mitigation Plan <br />The Environmental Coordinator and Environment Board reviewed the tree preservation <br />and landscaping requirements. The following comments are from the May 4, 2022 <br />Environmental Board staff report. <br />The 11 trees planned for removal are in non -environmentally sensitive portions of the <br />basic use area and will not require mitigation trees to be planted. The ash tree located <br />southwest of the accessible parking spaces should be added to the removal list. <br />With the addition of the tree protection fence detail, the preservation and mitigation <br />standards will be met. <br />Open Areas Landscape Standards <br />Open area landscape standards require 1 large tree and 3 large shrubs per 2,000 sf. There <br />are 7,894 square feet of open space that require 4 large trees and 12 large shrubs. <br />Provided on site are 8 large trees and 12 medium shrubs. Four (4) additional large shrubs <br />are required to meet open space requirements. <br />Buffer and Screen Standards <br />A buffer and/or screen would have been required if the portion of the parking lot west of <br />the building were part of the new construction. As the parking lot is pre-existing, a buffer <br />and screen will not be required. <br />Buffers and screens requirements have been met. <br />
