2 12/15/71 <br />There was discussion with Mr Van Housen as to the advisability of changing <br />the code es to square footage for R1 and R3 dwellings. He suggested Ri is too <br />low with 800 sq. foot. As to Chomonix problem with their townhouses falling <br />short of the footage, under R3 they are qualifying by adding 100 sq. foot. It <br />was suggested we will have to define exactly what is living area, Mr. Van <br />Housen stated the lower level of a split entry or -split level is considered <br />living area if it is intended to be used. Mr. McLean moved to lay over future <br />discussion and study of Ri until the first of July, 1972, at which time the <br />state code is supposed to be issued. Seconded by Mr, Kelling. Carried unenim. <br />Hearing on application by F. L. Tagg and Lorraine M. Tagg, for rezoning from <br />residential to commercial- general and limited business property situated at the <br />southeast intersection of Highways 49 and 35W. Mr. Tagg advised this is a 67 <br />acre land locked parcel, and he is presently negotiating with the Methodist <br />Church for a 5 acre tract exchange in order to give him an outlet. He plans <br />the building of a motel and restaurant, with the further projection of a <br />shopping complex. He said he has checked and he has been advised he can get <br />a highway access permit. Mr. Van Housen suggested he talk to Mr. Gotwald about <br />any sewer and water problems that there might be. Mr. Van Housen advised him <br />that he had a completely inadequate submittal. He wouldn't be able to get <br />zoning on this whole parcel without knowing exactly what is planned. Mr. Tagg <br />said that he would like a sign up on the extreme east end of the property, ad- <br />vertising the motel, and he can't put one up until it is zoned commercial <br />according to the state code. It was advised he could spot zone for the sign <br />if there is a surveyor's description. Mr, McLean moved to recommend that his <br />hearing be laid over for one month, for the January meeting of P&Z, if Mr. <br />Tagg can come up with all required information for the planner and village <br />engineer, and that their recommendations and the time requirement be met. <br />Seconded by Mr. Hill. Carried unanimously. <br />Hearing on Chamonix South, latest revision, December 1971, Outlot K, Townhouses <br />Mr,.Gotwald submitted a letter, dated December 15, 1971, indicating he had re <br />viewed the revised preliminary plat as to streets, drainage, sanitary sewer' <br />and water system. Based on his findings he recommended approval of the pre - <br />liminary utility and drainage layout. Mr. Van Housen indicated that 100 sq. <br />feet have been added to the units to meet and exceed our requirements under <br />the code, ,Private roads off of Birch St. and Lantern Lane are and will remain <br />private, streets and will be privately maintained. Mr. Bill Meyer, Engineer, <br />U„ S L$kes Development Co„ gave a short presentation indicating the areas of <br />change. The ptOposed width of streets is 24 feet. A through street was <br />eliminated to decrease traffic from Lantern Lane to Birch Street, Mr. Van <br />Housen commented that he generally concurs with the plan except for minor <br />variations. He advised that Birch Street will be busier in the future. He <br />recommended that greater set back be made on building blocks 10 & 11. <br />Visually this would be bettat from Birch Street. It would then require more <br />screening. Mr. Van Housen advised moving back about 20 feet to make it a 50 <br />foot set back, Mr. Van Housen also felt that the architecture on the exterior <br />of the units wasn't as rustic as they indicated it was going to be. He was <br />advised by Mr.. Brand that the units will be rough sawn and handshakes,, although <br />this isn't shown on the drawing. <br />There was general discussion. Mr. Hill asked if there was sufficient room for <br />two car parking. They advised there was with one in the garage & one in the <br />driveway. <br />Mr. Kelling recommended to Council the acceptance of revised preliminary plat,
