DESIGN REVIEW BOARD <br />July 11, 1990 <br />1. The applicant meeting the requirements outlined in <br />TKDA's letter dated July 5, 1990. Comments are <br />stated above. <br />2. The incorporation of a revised landscaped plan <br />showing berms adjacent to the freeway subject to <br />the city planner's approval. <br />3. Street naming to be completed by the city planner. <br />Mr. King seconded the motion and the motion was approved <br />unanimously. <br />VARIANCE <br />MOTION: Mr. Bergeson moved to recommend approval of a <br />Variance, Application #90 -41 in Willow Ponds for Lot 27, <br />Block 1 for a lot depth less than 135 feet. Mr. King <br />seconded the motion and the motion was approved unanimously. <br />CONSIDERATION OF A MINOR SUBDIVISION FOR GARY SPANIER AT <br />DENNIS ERICKSON'S 2ND ADDITION. APPLICATION #90 -36 AND <br />VARIANCE, APPLICATION #90 -39. <br />Steve Johnston, Merila & Associates addressed the board. He <br />stated that when the original survey work was completed on <br />the individual lot certificates, a change was made in the <br />plat. However, the change was not shown on the individual <br />lot certificate. <br />The application asks that a portion of Lot 13, Block 3 be <br />transferred and given to Lot 12, Block 3. The parcel to be <br />added to Lot 12 is a triangle extending from a point on Aspen <br />Lane to a width of 11.33 feet at the rear lot lines. <br />The certificate of survey shows Lot 13 shrinks in area to <br />10,500 square feet, 300 feet less than the minimum lot size <br />in the R -1 zoning district. Because of this a variance is <br />required. An easement between the two lots must be vacated <br />and a new easement for drainage and utility purposes has to <br />be established. <br />Lot 13 would still meet width and depth requirements, the <br />only reason for the variance is the total size. <br />All property owners for the two lots are in agreement to the <br />minor subdivision. <br />MOTION: Mr. King moved to recommend to the city council <br />approval of a minor subdivision involving Lots 12 and 13 of <br />Block 3 of D. Erickson's 2nd Addition, Application #90 -36. <br />Mr. Bergeson seconded the motion and the motion was approved. <br />MOTION: John Bergeson moved to recommend to the city council <br />Page 5 <br />1 <br />1 <br />1 <br />
