By locating the homes five <br />feet closer to the street, however, he can make a fit. <br />Pete Kluegel added that there are many mature oak trees and to <br />comply with the present setbacks it would destroy many mature <br />trees. <br />MOTION: <br />Monika Slatten moved to recommend to the city council approval of <br />a variance to allow single - family home construction to within 20 <br />feet of the front lot line for Lots 8, 9, 10, 11, and 12 of Block <br />7 of Rice Lake Estates. The recommendation is based on the <br />findings of fact required by law. John Bergeson seconded the <br />motion and the motion was approved unanimously. <br />MINOR SUBDIVISION FOR GLENN LARSON FOR PROPERTY LOCATED ON BALDWIN <br />LAKE ROAD, APPLICATION #90 -53. <br />Glenn Larson addressed the board. He purchased a 16 acre parcel of <br />land located on the east side of Baldwin Lake Road in the very <br />southwest corner of Lino Lakes. <br />Mr. Larson wishes to build a single- family structure on the land. <br />No sewer or water is presently available. They also wish to sell <br />3.56 acres to their neighbors on the north, the Alexjew's. The new <br />land parcel would be combined with the Alexjew's 1.8 acre parcel <br />creating a new parcel 5.36 acres in size. In this regard the <br />action is really a "lot combination" rather than a "minor <br />subdivision" as no new land parcel is being created. <br />With this action the Larson's would retain 12.49 acres of land. <br />John Miller stated in his memorandum dated October 1, 1990 that <br />there is good reason to do this. About two years ago the city <br />approved a road and utility plan for Section 31. This plan was in <br />response to the development of Woodridge Estates. To assure that <br />the many small parcels in Section 31 would have access to utilities <br />and that a reasonable street pattern would evolve the city asked <br />Ron Stahlberg to prepare an overall plan for the area. By <br />purchasing the land the Alexejews will be able to better subdivide <br />their land in the future and to ensure use of all of the buildable <br />land in this area. <br />MOTION: <br />John Bergeson moved to recommend to the city council a minor <br />subdivision for Glenn and Patrice Larson for property described in <br />Application #90 -53 contingent upon: <br />3 <br />
