Two lots would be <br />served by each access. <br />Block 2 has a cul -de -sac extending off Birch Street to provide <br />access to 14 R -1 single - family lots. An additional lot is shown <br />having direct access to Birch Street. The city was told Anoka <br />County will accept this. <br />The park dedication for this land paid several years ago. <br />The concept plan accomplishes the following: <br />1. Eliminates the narrow 75 foot lots found in the earlier <br />approved preliminary plat. <br />2. Provides better access for the duplex (currently a <br />driveway snakes around before finally exiting between two <br />homes in Lakes Addition No. 2). <br />3. Provides for 19 building lots while requiring <br />construction of only about 500 feet of street. <br />4. Provides infill needed for the city's utility system. <br />In reviewing this plat John Miller pointed out some engineering <br />concerns: <br />1. Lot 3, Block 1 should be shown to be buildable. <br />2. Adjust some of the side lot lines of the cul -de -sac lots. <br />3. Lake elevations for Block 1 should be determined. <br />John Bergeson suggested reviewing the widths of the lots as they <br />3 <br />
