DESIGN REVIEW BOARD <br />January 9, 1991 <br />Mr. Chase stated that at the DRB work session last week this <br />item was discussed. The board would like the applicant to <br />purchase land all the way to the east border of the parcel. <br />This would create a 2 1/2 acre lot and not require any <br />variances for an undersized lot. <br />Hansen has submitted a revised certificate of survey that shows an <br />approximately eleven acre parcel divided into three pieces. <br />Parcel A: This 4.7 acre parcel would become part of the <br />residential lots to be created in the subdivision <br />of "Outlot B" lying west of the channel. All of <br />the area is wetland. <br />Parcel B: A 4.0 acre parcel that includes land on both the <br />east and west sides of the channel. This parcel <br />will be the site of a single - family home to be <br />located north of the existing cul -de -sac. The four <br />acre size of the parcel negates the need for a <br />variance for an undersized parcel (Application #90- <br />65). All land east of the channel is wetland. <br />Parcel C: This 3.1 acre parcel would be the site of the road <br />dedication. A small amount of buildable land is <br />found adjacent to the road. Dedication of the <br />right -of -way would be included in the final plat <br />for Oak Brook Peninsula. The homeowners <br />association would control the remainder of the <br />parcel. <br />Laurie Kinneberg, 2011 Otter Lake Drive addressed the board. She <br />stated that Mr. Hansen has violated city ordinances for years. He <br />has constructed a 1,000 square foot boat house on his property. <br />The boat house was approved pending the land that Hansen owns be <br />combined into one parcel. That was never done. Also he has <br />converted his home into an apartment complex adding a two bedroom <br />rental unit in the upper level of the home. <br />Ms. Kinneberg had minutes from April 10, 1985 where this boat house <br />was discussed. <br />Linda Elliot, 2001 Otter Lake Drive also addressed the board. She <br />said that in reality the boat house is a garage. Mr. Hansen's <br />Brother -in law resides there parts of the year. The land has never <br />been combined and a rental unit is on the property. This is <br />blatant misuse of the land. <br />John Miller addressed the board.
