DESIGN REVIEW BOARD <br />May 8, 1991 <br />plat while also providing future access to Colonial Woods for utilities, pedestrians, <br />bicyclists and fire department vehicles. <br />Greg Kopich from Westwood Engineering was present. He stated that this is a very <br />tight plat, leaving little room for changes unless you start eliminating more Tots. Two <br />lots have already been eliminated in order to replat. Gary Uhde added that he knows <br />the board should not take into consideration the financial factor in this, but this was <br />very expensive to replat. <br />Due to Dan Boxrud's recommendation the board discussed a south eastern access <br />within the plat. John Miller stated that he had a chance to review the aerial and the <br />land there is very wet and low. A 900 foot cul -de -sac is proposed because of the <br />discontinued connection to Colonial Woods. Because of the low area, the board <br />decided not to recommend an additional access point. <br />MOTION: John Bergeson moved to recommend to the city council approval of <br />Reshanau Lake Estates, Fourth and Fifth Additions contingent upon the following: <br />1. Appropriate permits must be obtained from other agencies. <br />2. The grading plan and house elevations need to be set based on a detailed <br />hydraulic analysis of the drainage system. <br />Monika Slatten seconded the motion and the motion was approved unanimously. <br />MOTION: John Bergeson moved to recommend to the city council approval of a <br />variance request for the long cul -de -sac length on Deer Wood Lane. The six findings <br />of fact have been met. Robert King seconded the motion and the motion was <br />approved unanimously. <br />There was discussion regarding five lots that do not meet the lot depth requirements <br />of the R -1 zoning. A variance of lot depth to 125 feet be granted. <br />MOTION: Monika Slatten moved to recommend to the city council approval of a <br />variance for Lots 1 -5 of Block 3 within the 5th Addition of Reshanau Lake Estates <br />South. The six findings of fact have been met.
