Traffic Impact Study <br />Robinson Property <br />5.2.3 Turn Lanes <br />A comparison of existing and proposed turn lane lengths within the study area against anticipated <br />95th percentile queues was completed to determine whether adequate vehicle storage will be <br />available. Alternatively, a left -turn bypass lane <br />could be installed, though a dedicated left -turn lane is preferred from a safety perspective. <br />6.0 Site Plan Review <br />A proposed site plan review was completed to identify any issues and recommended potential <br />improvements regarding vehicle ingress/egress, access spacing, internal traffic circulation, and <br />pedestrian/bicycle connectivity. The following key points are offered for consideration: <br />• Sight distance appears adequate at the proposed site access locations along Main Street and <br />Sunset Avenue. However, caution should be exercised when placing development signing <br />and/or landscaping so as to not create a new sight obstruction. <br />• Proposed internal roadways appear to adequately accommodate typical passenger vehicles. <br />However, turning movements should be reviewed to ensure design vehicles such as school <br />buses and garbage trucks have adequate accommodations to negotiate internal roadways. <br />• Establish appropriate traffic control at internal roadway intersections consistent with local <br />jurisdiction policies to minimize driver confusion and the potential for conflicts. <br />• Sidewalks and/or trails within the proposed development should be extended to meet those <br />of the adjacent Century Farm North neighborhood. <br />LLIANT <br />9 A ---l.. <br />Alliant No. 221-0180.1 32 <br />June 30, 2022 <br />
