If submitted, landscaping will be <br />reviewed in depth by the City's Environmental Coordinator. <br />• Floodplain <br />The 2015 DFIRM indicates Zone A floodplain on the site. The applicant is not proposing any <br />impacts to the floodplain on the site at this time. <br />Drainage and Utility Easements <br />The proposed work is located within 7000 21st Avenue S and Outlot A of the Clearwater <br />Creek Business Center Plat. There is an existing 60-ft wide drainage and utility easement in <br />Outlot A that connects the Northern Lights Boulevard right-of-way to the south limit of the <br />plat.
