Canopy cover requirements have been met. <br />Foundation Landscaping <br />Foundation landscaping is provided along the south and east side of the building and the <br />requirements have been met. <br />Sod and Ground Cover Standards <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed may be <br />provided in lieu of sod in certain cases, including when the area is adjacent to natural areas or <br />wetlands. <br />A landscape plan for Pond 100 must be submitted that includes a native seed mix suitable for <br />stormwater ponds. The city native plant establishment requirements will apply to the native <br />seeded area. <br />Boulevard Trees <br />Boulevard trees are not required for commercial developments. <br />Signage <br />A monument sign is shown on the southeast corner of Lot 1. A separate Sign Permit <br />Application with detailed sign information is required for any on site or building signage. <br />Impervious Surface Coverage <br />The allowed maximum impervious surface coverage per lot in the GB, General Business <br />District is 75%. Per Sheet C2.1, Site Plan, Lot 1 has 63% impervious surface and is compliant. <br />Traffic Study <br />A Traffic Analysis Memorandum was prepared by SSTS Traffic Solutions dated June 28, 2022 <br />for the entire of the Belland Farms site. The study analyzed the following intersections: <br />• Main St (CSAH 14) & 24th Ave N <br />• Main St/Frenchman Rd/CSAH 8 & Victor Hugo Blvd <br />• Victor Hugo Blvd & Rosemary Way <br />• 24th Ave N & Rosemary Way <br />Trip Generation <br />The year 2025 was used for full build scenario and a 1.5% annual traffic growth rate was used. <br />AM peak is lam to Sam and PM peak is 4:30pm to 5:30pm. Total net weekday ADT is 1,999 <br />trips. The table below provides a detailed breakdown of land use, peak trips, shared trips and <br />pass -by trips.
