All outdoor storage shall be located within the approved outdoor storage area. No <br />items or equipment shall be stored on the grass or landscaped area. <br />5. No outside storage shall be located between the principal structure and any public <br />right-of-way. <br />6. No outdoor storage shall occur within 10 ft. of the east lot line within the outdoor <br />storage area. <br />7. The landscape planting requirement along the south fence and east fence is <br />waived; however, the existing trees and landscaping shall not be removed or they <br />shall be replaced to provide sufficient screening in accordance with City Code. <br />8. A Site Performance Agreement and securities are required. <br />9. A building permit for the fence installation is required. <br />10. Failure to comply with any of the above listed conditions may result in revocation <br />of the conditional use permit. <br />The following items shall be addressed prior to City Council consideration: <br />1. All plan sheets and submittals shall show a solid line for the Property Line. The <br />property line does not extend into the CR 84 (Otter Lake Road) street right-of- <br />way easement. <br />2. All plan sheets and submittals shall reference the correct lot area. <br />3. All plan sheets and submittals shall be revised to show a compliant ratio of <br />storage area to building footprint not exceeding 1:1. <br />4. A revised cost estimate shall be submitted. <br />5. Certificate of Survey: <br />a. The lot line shall extend only to the CR 84 (Otter Lake Road) street right- <br />of-way easement. <br />b. The lot area shall not include the CR 84 (Otter Lake Road) street right-of- <br />way easement. <br />i. Include on the survey: Boundary Area – ROW Area = Lot Area. <br />c. All lot areas referenced throughout all plan sets and supporting documents <br />(e.g. stormwater management plan) shall be based and calculated on the <br />correct lot area. <br />6.
