Existing Conditions <br /> <br />The site is wooded with aspens and oaks dominating the canopy. Several wetlands were <br />delineated on site, included wetlands in the Rice Creek Watershed District Wetland <br />Management Corridor. The site is relatively flat with elevations ranging from 904 to 908 feet <br />mean sea level. A 100ft wide natural gas pipeline easement runs from the northeast corner to <br />the southwest perimeter. Arena Acres to the west is a large lot (>1 acres lots) residential <br />subdivision that was platted in 1981. Opportunities to protect and restore the balance of <br />the wetland should be evaluated with any adjacent development.” <br /> <br />The proposed development is adjacent to this wetland complex. The site also contains other <br />wetlands and natural resources such as existing vegetation and trees and potentially rare and <br />endangered species. The PUD, Planned Unit Development process provides the opportunity to <br />protect and enhance these public values (natural resources) with a conservation subdivision <br />and development standard flexibility. <br /> <br />Density <br />29
