•Water Supply <br />Water supply for the Natures Refuge North Addition has not yet been proposed and will <br />need to be submitted for preliminary plat by the applicant. It is anticipated that the existing <br />16” DIP trunk main on Haywood Drive will need to be extended north through the <br />development to the eastern boundary similar to what is shown in the City’s 2040 <br />Comprehensive Plan. A 12” stub will need to be extended to the west towards Arena Acres <br />and Andall Street. Otherwise, the development will include a water system with <br />predominately 8- inch diameter ductile iron pipe (DIP) water main with 1-inch Type K <br />copper services being extended to each lot, consistent with the original Natures Refuge <br />development. <br />•Sanitary Sewer <br />Sanitary sewer collection for the Natures Refuge North Addition has not yet been <br />proposed and will need to be submitted for preliminary plat by the applicant. It is <br />anticipated that the existing 10- inch diameter poly-vinyl chloride (PVC) trunk main on <br />Haywood Drive will be extended north to serve a portion of the proposed addition. The <br />remainder of the addition will need to be evaluated by the applicant as to whether a lift <br />station as shown in the City’s 2040 Comprehensive Plan is necessary. If necessary, the <br />lift station will need to be oversized to accommodate the remaining sanitary sewer district <br />2K and a portion of 2A. Oversizing costs for the lift station will be credited by the City. <br />The site will otherwise be served by 8- inch diameter main along with 4-inch Schedule 40 <br />PVC service pipe to each lot. Additional sanitary sewer stubs will be extended to the west, <br />north, and east. The proposed sanitary sewer is consistent with the with the original <br />Natures Refuge development. <br />•Transportation <br />A general street layout has been proposed with the Concept Plan. The City of Lino Lakes <br />Comprehensive Plan calls for neighborhood connections and to that end the applicant is <br />showing a connection to Andall Street in the westerly Arena Acres neighborhood. The <br />City’s Engineering and City Public Safety departments submit that the roadway <br />connection to Andall Street shall be constructed. The roads stubbed to the north and east <br />development limits will need to be evaluated for feasibility with future connections and <br />potential wetland impacts. The Pine Oaks Addition that will be connected to in the east <br />has been previously platted and is anticipated that it would likely be replatted as many of <br />the conditions and requirements have changed. <br />Trails and sidewalks <br />Trails and sidewalks are not shown on the submitted Concept Plan. Trails and sidewalks <br />will need to be extended through the site per the direction of the City Planner. <br />•Wetlands and Mitigation Plan <br />A wetlands and mitigation plan will need to be submitted, reviewed, and approved through <br />RCWD and the City. <br />Comments: <br />92
