3 <br /> <br />easement granting to the City a perpetual easement for trail purposes over and across the <br />Northwesterly 15.00 feet of Lot 1, Block 1, SS Properties Addition. <br /> <br />There are existing drainage and utility easements along the lot lines of Lot 1, Block 1, Pine Glen. <br />These easements will be vacated by the City Council via Ordinance No. 01-18. The first reading <br />was held on January 8, 2018 and the second reading on January 22, 2018. <br /> <br />Stormwater Management and Erosion and Sediment Control <br /> <br />The existing retention pond on the east side of the site was constructed in 2005 with the Pine <br />Glen development. This pond is being expanded to accommodate the new development. A new <br />infiltration pond is also being constructed on the west side of the site. <br /> <br />Public Utilities <br /> <br />The existing building at 7932 Lake Drive is on private well and septic system. Sheet C1, Utility <br />Plan notes the services will be abandoned at property line and the well will also be abandoned. <br />The new facility will be municipally served by an 8” PVC sanitary sewer and a 12” DIP <br />watermain located along Kelly Street. <br /> <br />Public Land Dedication <br /> <br />Commercial park dedication fees for Lot 1, Block 1, Pine Glen were paid in 2005 with that <br />development. No additional park dedication fees are required. <br /> <br />Site & Building Plans <br /> <br />The exterior materials have changed from brick facing, accent units and pre-colored block to <br />precast concrete panels with brick, cultured stone, exposed aggregate and sandblasted smooth <br />exterior finishes. These revised materials are acceptable. <br /> <br />The garage doors on the south (front) and east (side) elevations have been removed. This is <br />acceptable. <br /> <br />Resolution No. 17-81 approving the Conditional Use Permit and the December 13, 2017 <br />Planning & Zoning Staff Report state that all driveways and parking lot areas shall be paved. <br />The applicant has requested a portion of the rear yard driveway be allowed to use bituminous <br />recycle millings for up to 5 years from the final plat approval. Staff is agreeable to this request. <br /> <br />As a final note, outside services, sales and equipment rental are only allowed in those designated <br />areas noted on Plan Sheet A1.1 Site Development Plan. No outdoor storage is allowed on site. <br /> <br />Wetlands and Floodplain <br /> <br />There are no wetlands on site. <br />
