6 <br /> <br />site, storm sewer will be used to collect stormwater from the newly created impervious <br />surfaces. The storm sewer will be connected to the storm sewer installed for the McDonalds <br />site. The existing stormwater pond will provide treatment for the proposed added impervious <br />surfaces, and the irrigation re-use system will be expanded to meet RCWD permit <br />requirements. <br /> <br />A RCWD CAPROC for Permit #18-009 was issued on February 14, 2018. <br /> <br />Public Utilities <br /> <br />The new retail building will be municipally served by an 8” PVC sanitary sewer and an 8” DIP <br />watermain located along the private drive that extend from Otter Lake Road. <br /> <br />Landscaping and Tree Preservation Plan <br /> <br />Canopy cover calculations have been provided indicating 12,660 sf of canopy coverage <br />required. Sheet L1 shows 25 large trees and 1 medium tree that provide 17,950 sf of coverage. <br />These requirements are met. <br /> <br />Foundation plantings are shown on Plan Sheet L1. Foundation plantings are required along <br />both the front façade and rear elevations of the building. The landscape plan only provides <br />plantings along the rear so the plans shall be revised to include the appropriate number of trees <br />and shrubs along each elevation. <br /> <br />Open area calculations indicate 13,822 sf of open area. This requires 7 large trees and 21 large <br />shrubs. Twenty-eight (28) equivalent large trees and 63 equivalent large shrubs are provided. <br />These requirements are met. <br /> <br />Section 1007.043 (17)(f) requires landscape screening between a parking lot and public right of <br />way. This is required along the private drive and CSAH 14 (Main Street). Screening has been <br />provided along the private drive but not along CSAH 14 (Main Street) and the plans shall be <br />revised. <br /> <br />Sheet L.1, Site Landscape Plan: <br /> <br />1. The landscaping tables and calculations for canopy cover, foundation landscaping and <br />open areas as provided on the Site Plan Worksheet shall be shown on the plan sheet. <br />2. Plan sheet shall be revised to include foundation plantings (trees and shrubs) along both <br />the front façade and rear elevation in compliance with the ordinance. <br />3. Plan sheet shall be revised to include landscape screen/buffer along CSAH 14 (Main <br />Street). <br />a. Extra attention shall be made along the section near the trash enclosure. <br />4. Symbol letters and quantities shall be shown near the proposed plantings. <br />5. Irrigation is required for all grass and landscaped areas and shall be noted on the plan. <br /> <br /> <br /> <br />
